Where the book stands
- Average asking price, Dubai residences: AED 12,979,238
- Ras Al Khaimah position: the Bay Views full-floor allocation — 12 residences on Hayat Island held as a single AED 18,000,000 entry (≈ AED 1,500,000 per residence)
- Per square foot — the comparison that matters: our RAK waterfront enters around AED 1,452/sqft against a Dubai beachfront median of AED 3,025/sqft (DLD-registered sales) — roughly 52% below the same asset class in Dubai
Composition
53 ready residences (77%), 16 off-plan (23%). The off-plan weighting reflects where we currently find the better risk-adjusted entries — primarily RAK waterfront ahead of the Wynn Al Marjan opening, scheduled for 2027.
