Why we don't quote a Dubai-wide yield number
Neither Dubai nor RAK publishes an open, verifiable rental registry we can compute a real yield from. The "7–8% Dubai yield" figure you'll see in ads is usually a developer's gross-rent-over-list-price estimate on high-density budget stock (JVC, Sports City, Dubai South) — before service charges, management fees, and vacancy. It's not fabricated so much as unaudited and often optimistic. We'd rather show you the one number we have audited than repeat one we haven't: Bay Views, our own RAK listing, grosses 5.4–5.8% on verified rent rolls (AED 65,000–70,000/yr on a AED 1.2M 1-bed).

Sometimes advertised, rarely audited. High-density budget areas can post strong gross numbers before costs; after service charges, management fees, and realistic vacancy, net yields typically run lower. We won't cite a specific Dubai-wide percentage because we don't have registry-grade rent data to back one — ask any agent quoting 8% for the underlying rent roll, not just the headline.
What are Dubai's rental yields in 2026?
We don't publish a market-wide figure — there's no open Dubai rental registry equivalent to the DLD sales registry. What we do publish: real, nightly-updated DLD sale price medians by area (above), so you can at least verify the entry-price side of any yield claim someone shows you.
Which Dubai areas have the best ROI?
"Best ROI" depends on whether you're optimizing for cash yield or capital appreciation — and we can't verify either market-wide. Lower-priced areas (JVC, Business Bay) generally post higher advertised gross yields; premium beachfront (Marina, Palm) has historically shown steadier appreciation. Is short-term rental yield higher than long-term in Dubai?
Short-term (holiday-home) listings can post higher headline yields, but they carry occupancy risk, management fees (typically 15-25% of revenue), and licensing costs that long-term leases don't. We don't have audited data to quantify the net difference — treat any specific short-term percentage you're shown as a projection, not a track record, unless it comes with 12 months of actual booking data.
