This index reports the average off-plan price per square foot in Dubai in 2026, broken down by unit type. It is drawn from 1,542 off-plan units in Sofia Sands Realty’s tracked inventory, with prices filtered to AED 100–10,000 per square foot to remove data outliers. The aim is plain evidence: a reference a buyer, broker, or analyst can cite.

A separate premium tier — 281 penthouse and top-floor units — averages AED 4,104/sqft and is held out of the core table above.

Five findings

  1. Studios cost the most per foot (≈AED 1,961/sqft) despite the lowest ticket price. Buyers pay a premium per square foot for the smallest format.
  2. One-beds are the value sweet spot (≈AED 1,779/sqft) — the lowest core rate, with the deepest supply of any format measured (541 units).
  3. Three-beds command the highest core rate (≈AED 1,987/sqft) — family-size scarcity shows up directly in price.
  4. Four-beds ease to ≈AED 1,670/sqft — larger floorplates dilute the per-foot rate even as total price climbs above AED 5M.
  5. Location outweighs size for value. The AED 783–4,330/sqft spread within a single bedroom count shows building and address matter more than unit size.

Methodology

Figures are averages of 1,542 off-plan units in Sofia Sands Realty’s tracked Dubai inventory (including JVC), snapshot 2026. Per-sqft prices were filtered to AED 100–10,000 to exclude data-entry outliers; penthouse and top-floor units are reported as a separate tier. This is a sample of tracked stock, not the entire Dubai market, and is published as a directional reference. Sources include developer price lists and inventory shared with Sofia Sands.
