Off-plan units have no title deed until handover. The buyer's interest is registered with DLD as an Oqood. Before paying a booking fee: confirm the project appears in DLD's project register with an active, RERA-supervised escrow account (mandatory under Dubai's Law No. 8 of 2007), and pay only into that named escrow account — never a personal or general company account.

The trustee office is your final backstop

Every ready-property transfer in Dubai completes at a DLD-registered trustee office, where identity, title and funds are checked again before the new deed is issued — usually the same day. Fraud in this market almost always happens before the trustee stage, in deposits paid on unverified documents. Verify first; deposit second.
