Title fraud is rare in Dubai precisely because verification is this easy. Use it every time — including with us.

Off-plan units have no title deed until handover. The buyer's interest is registered with DLD as an Oqood. Before paying a booking fee: confirm the project appears in DLD's project register with an active, RERA-supervised escrow account (mandatory under Dubai's Law No. 8 of 2007), and pay only into that named escrow account — never a personal or general company account.
Every ready-property transfer in Dubai completes at a DLD-registered trustee office, where identity, title and funds are checked again before the new deed is issued — usually the same day. Fraud in this market almost always happens before the trustee stage, in deposits paid on unverified documents. Verify first; deposit second.
RAK freehold titles — Al Marjan Island, Hayat Island, Mina Al Arab — register with RAK Municipality's land department, and verification runs through the municipality rather than DLD. Same discipline: confirm the register before money moves.
Use the Dubai Land Department's official verification service on the Dubai REST app or dubailand.gov.ae. Enter the certificate number and details from the deed; the service confirms whether the document matches DLD's register. It is free and takes minutes.
That the registered owner's name exactly matches the seller's passport or Emirates ID, that the plot number, community and area match the property being shown to you, and whether any mortgage or other encumbrance is recorded against the title.
Off-plan interests in Dubai are registered as an Oqood (initial sale registration) with DLD. Ask for the Oqood certificate and verify the project itself is DLD-registered with an active escrow account before paying anything.
A seller who resists official verification, a deed whose details do not match the DLD register, requests to pay deposits to personal accounts, and pressure to sign before a trustee appointment. Every legitimate Dubai transfer completes at a DLD-registered trustee office where identity and title are checked again.
Ras Al Khaimah titles are registered with RAK Municipality's land department rather than DLD, and verification runs through the municipality. The principle is identical: confirm the register, not the paper.
